We had the opportunity to work with these home sellers in Green Hills and get them way more than they expected when we sold their home for $30,000 over list price – after it sat on the market for SIX MONTHS with another agent.
This was a bit of a unique situation where the sellers came to us, needing help putting money into marketing their property and getting new prospective buyers to their property to do something the other agent wasn’t able to do – close a deal.
We put money from our pocket into postcard marketing to everyone the area, direct messaged prospective buyers who had searched for similar homes in the area, shot professional photos, video, and drone footage to showcase the home well, and properly staged the home to help the home put its best foot forward.
As a part of our signature sales plan, we are also always present at every showing, so that we are able to tell prospective buyers the unique story of the property, and help them fall in love with the home.
Being present to point out the unique features of a house can truly turn the tides at home showings. Whereas the agent representing the buyers may point out things they see that they don’t like as much, like the size of the yard, being present on site as the sellers agent means we can point out what the homeowners loved about the property.
On this property, we were able at each showing to draw attention to the beloved aspects of the home from the homeowner’s perspective that the buyer might not know about yet, as well as help them realize that, for example, a smaller yard does mean less upkeep and an easier lifestyle with more relaxed weekends – not to mention the A plus location meant super safe walkability to the park just 2 minutes away.
